Site Work & Grading FAQ

Site work includes mass grading (rough earthmoving), fine grading (final elevation work), undercut and replacement (removing unsuitable soil), compaction, drainage installation, erosion control, and pad prep for the foundation. We handle all of it as one scope.

Any site disturbing more than 1 acre in Georgia needs an NPDES permit and erosion control plan. We work to the plan — silt fence, construction entrance, sediment basins, and BMPs per the approved drawings. The permit itself is typically pulled by the GC or civil engineer.

Yes. Most commercial drainage problems show up after the building is in — water ponds in the parking lot, slopes drain toward the building, or a downspout dumps into the wrong spot. We re-grade, install new drainage pipe and inlets, and fix slope-to-drain. Site by site — written estimate after a walk.

A typical 1-2 acre commercial lot runs 3-6 weeks from clearing through ready-for-foundation. Multi-acre developments and multi-tenant pads run 2-4 months. Weather, permit windows, and soil conditions affect schedule — we commit to a number in writing before mobilization.
